Maple Development, a Houston-based firm with a mission to make homeownership more attainable, has officially broken ground on Serenada, a new master-planned village set to transform the landscape of Pattison, the company said in a July 22 press release. Ideally situated just west of Katy in Waller County, Serenada is designed to blend hometown warmth with modern living, offering future homeowners neighbor-focused living in one of Houston’s most rapidly growing areas, the company said.
“At Serenada, we’re developing more than land—we’re planting roots,” said Itiel Kaplan, CEO of Maple Development. “We’re creating a place where families will build lives, where neighbors become friends, and where a vibrant community will thrive.”
Community leaders including Waller County Judge Trey Duhon and Commissioner Justin Beckendorff joined Maple CEO Itiel Kaplan and other Maple executives to celebrate the start of construction on the development. Upon completion, Serenada will span 155-acres divided into 40 x 120 foot and 50 x 120 foot lots, totaling 467 homes starting at $300,000. Designed to foster community connection, planned amenities include parks, a scenic pond, walking trails, a fire pit, pickleball courts, and an open-air pavilion.
Just minutes from I-10 and the city of Katy near the intersection of Morton Rd and Stalknecht Rd., Serenada is ideally positioned for families seeking peaceful surroundings without sacrificing access to urban conveniences. Like Maple’s other village concepts, Serenada spans less than 200-acres compared to the 1,000-4,000 acres seen in most master-planned communities, offering residents quick and easy access to main roads and amenities, as well as a stronger sense of connection within the community.
Serenada will provide entry-level home options within close proximity to Tesla’s proposed Megapack battery manufacturing facility and one of HEB’s largest distribution centers in Katy. The development also aligns with local efforts to manage growth while preserving the rural integrity of the area. Serenada offers the best of both worlds—peaceful surroundings and convenient access to major employers and infrastructure.
“Waller County is one of the fastest growing counties in the state of Texas,” said County Judge Trey Duhon. “It continues to be one of the best places to live, work and play because of partners like Maple that build first class developments. What is pasture now can one day be somewhere where people build dreams.”
Homebuilders for Serenada include CastleRock Communities, Davidson Homes, and Saratoga Homes. Model homes and amenities are expected to be completed by summer of 2026. Serenada joins a growing portfolio of Maple Development’s Waller County communities, including Azalea, Sagebrush, and Bellamina, all currently in various stages of development.
