More homes coming to Brookshire, Starwood exec tells new chamber members

Attendees at the newly-relaunched Brookshire Chamber of Commerce learned about more growth coming to the area at a September 16 luncheon at G Tech, 32005 Cooper Rd, Brookshire. The event, co-hosted by Humble Grounds Coffee, drew about 40 people.

Keynote speaker John David Barnes, development director for Starwood Land Development, outlined progress on his company’s Sunterra Lakes project in Brookshire, which will bring 4,233 single-family lots to the community when the 1,464 development is completed. Barnes called the new development, located near FM 529 and FM 362, “the continuation of Sunterra,” which is located five miles east and which was ranked the number one best-selling community in Texas for the past three years.

The phase one north portion of the project started in November 2024 and will yield 719 single family homes with lot sizes 50’, 55’ and 60’ wide. Phase one also includes nine acres of open space for parks and recreation, Barnes said, which Starwood is currently developing into amenity lakes for the community. The neighborhood will also feature a lazy river, he said. The company is now moving forward with a $12 million landscaping package to include monumentation, irrigation, hardscape, landscape and walls. Barnes said that phase one south part of the project would be ready to deliver additional lots this month.

Starwood is also working toward installation of a traffic signal at the intersection of FM 529 and FM 362, he said, as well as doing significant work on detention ponds. Christian Walker of Quiddity Engineering described the drainage work to be done in the area, which was formerly a rice field.

Phase two of the project would start the following day – September 17 – and bring 1030 single family homes, with 800 of those ready by next September, Barnes said.

Students in the development will be zoned to Royal ISD, Barnes said.

Barnes emphasized that Starwood is “building Brookshire with Brookshire,” listing local companies involved in the project, including S&J Excavation, PV Ready Mix, Oldcastle Infrastructure, and Hurtado Construction Company.
