Maple Development, an emerging Houston-based firm specializing in residential land development, is on a mission to make homeownership more attainable. On May 28 the company publicly announced its next major milestone: the launch of three additional thoughtfully designed, master-planned villages—Bellamina, Sagebrush, and Serenada, the next phase of villages following the previously announced Azalea and Aldeana communities. Once completed, Maple will have produced upwards of 9,000 lots, spanning across 3,000 acres, with 11 total master-planned villages developed in the greater Houston area since 2018.
“We’re not just developing lots—we’re creating villages for people to put down roots and feel like they belong. As we continue this growth trajectory, Maple is thrilled to share the plans that broaden our footprint in the Greater Houston area,” said Itiel Kaplan, Chief Executive Officer of Maple. “Our goal is to redefine the land development process by focusing on the community aspect and designing spaces that put the homeowners’ needs first.”
As Maple expands its footprint west and south of Houston, all five master-planned villages will embody the company’s vision of developing smaller, more manageable communities, ranging from 200–400 acres compared to traditional, massively-sized developments that span 1,000-4,000 acres. The amenities, while more intimate, ensure residents have the right options to suit their needs. This forward-thinking approach to village living provides something new to the Houston market—beautiful, well-constructed homes at an attainable price point with convenient access to major roads and local amenities, all while maintaining lower HOA fees. This approach fosters a stronger sense of connection between neighbors, promoting a more close-knit, neighborly community.
Maple’s village-style communities offer advantages for homebuilders too. By curating a select group of builders for each community—rather than relying on the typical overcrowded builder mix—Maple fosters better alignment between parties, reduces internal competition, and creates stronger long-term value, ultimately supporting healthier economic margins, and more competitive pricing. This streamlined approach creates closer relationships between builders and the developer, resulting in a more connected experience for everyone involved.
Located west of Katy in Pattison, Serenada will span 155-acres and will be divided into 40-foot and 50-foot lots, totaling 467 homes starting at $300,000. Planned amenities designed to foster community connection include parks, a scenic pond, walking trails, fire pits, pickleball courts, and an open-air pavilion. Builders for this village include CastleRock Communities, Davidson Homes, and Saratoga Homes. The development will also provide affordable home options within close proximity to Tesla’s proposed Megapack battery manufacturing facility. Serenada will break ground Summer of 2025. Model homes and amenities are expected by summer of 2026.
Bellamina, located off FM 362 in Waller County, will stretch 248-acres comprising 40-foot and 50-foot lots, totaling approximately 879 homes starting at $300,000. Model homes are tentatively expected by summer 2026.
Sagebrush will be a 470-acre community located near Hempstead in Waller County. The village will front FM 1488 with easy access to SH 290 and will be strategically located near the future HEB distribution center, currently under
construction. The development is projected to break ground in summer 2025. Model homes and amenities are expected by summer 2026.
“Aldeana, Azalea, Bellamina, Sagebrush and Serenada will bring attainably priced homes to people near their places of work, yet still within easy access to major hubs such as Downtown Houston and the Texas Medical Center,” said Russel Walker, Maple’s Head of Development. “We are building communities, both literally and figuratively, to give homeowners a sense of belonging and well-being.”
