Katy Fort Bend Business Park under construction in north Katy

As large, industrial warehouse parks go up in the western Katy area, it is not surprising that some developers are building smaller parks. The National Realty Group of Houston is developing such a complex near Katy Junior High School.

Katy Fort Bend Business Park, 2304 Katy Hockley Cutoff Road, will be a 13-building complex on about seven acres.

Zane Shenwari, National Realty Group junior partner and project manager, said the complex is expected to open in early 2024. He said he has taken calls from companies interested in setting up shop there.

“We focus on relatively smaller buildings for mid-size operations,” Shenwari said. “The response has been very promising.”

The buildings will be metallic construction with stone and EIFS accounts. They will be fully insulated and feature standing seam roofs. The complex will feature oversized grade level loading doors measuring 14’ x 16’. Several of the buildings will support dock high loading. The complex will enable semi-trailer truck maneuverability thanks to a 125’ apron being built between the buildings.

“We do development all around Houston, and so Katy is a place where we like to be,” Shenwari said.

The Katy Fort Bend Business Park is National Realty Group’s second Katy-area development, Shenwari said. The first is the Franz Elrod Business Park, 22516-22576 Franz Road. The complex is about 10,000 square feet and was sold a couple of years ago, Shenwari said.
